When listing a home for sale, I deliver four key services to my clients:

1) Competitive Market Analysis and Pricing

I start with a thorough analysis of the recent sold prices in the area and adjust for differences in square footage, features and level of updating. Then I look at what your current active competition is, as well as the absorption rate (the months of inventory available), based on recent sales data. This analysis provides a clear recommendation for pricing your home to get top dollar, quickly.

2) Make-Ready, Staging and Photography

We will discuss how to make your home “show-ready.” I will recommend that you fix the little things that inspectors will find that make buyers nervous. Then we stage your home so it will be appealing to the broadest group of buyers and to ensure every room has a unique purpose. I then pay for professional photography for all my listings.

3) Marketing

I don’t just put a sign in the yard and hope! My marketing begins before your house is even on the market. I market your “coming soon” listing on our corporate intranet and at sales meetings. As a Realtor with the largest broker in town, it is not unlikely to find a buyer before your house is publicly listed. I leverage numerous strategies to find qualified buyers, including social media, blogging, featuring your listing on my multiple websites, open houses, property tours, as well as emailing my database of buyers and agents with interest in your area.

4) Contract-to-Close

Once your home is under contract, I will create a detailed list of due dates. I will oversee the many steps to a successful closing, including earnest money and option fee checks, surveys, appraisals, repair negotiations and amendments, as well as communication with the title company, buyer's lender and agent.
